Loft Conversion vs House Extension: Which Is Right for You?

Both loft conversions and house extensions add space, but they suit different needs and budgets. Here's how to choose.

When you need more space, a loft conversion and a house extension are the two most popular options in Yorkshire. Each has its advantages, and the right choice depends on your needs, your property, and your budget.

A loft conversion is typically cheaper per square metre than a rear extension, because the structure is already there. A well-executed dormer loft conversion in West Yorkshire typically costs £35,000–£55,000, adding a bedroom and bathroom without touching the ground floor. However, loft conversions don't address the need for more ground-floor living space.

A rear extension, by contrast, transforms daily living — creating the open-plan kitchen-diner that most families want. Extensions cost more per square metre than a loft but deliver more day-to-day lifestyle benefit. They are also the better choice if you need to add living space rather than bedrooms.

Many of our clients do both — a loft conversion first to add a bedroom, followed by a rear extension a few years later to transform the ground floor. Our architects will advise on the best sequencing if you're planning multiple projects.
