Obtaining planning permission for a new build home is a more involved process than for an extension. It requires a full planning application with a complete set of architectural drawings, a design and access statement, and often a range of supporting reports (transport, ecology, flood risk, heritage, and so on).
In Yorkshire's urban areas, new build homes are usually permitted on infill plots, brownfield sites, and as replacements for existing buildings. In rural areas, planning policy is more restrictive — new homes in the open countryside are generally resisted unless there is a strong justification (agricultural need, rural exception, etc.).
