Church conversions are complex projects with significant costs. Here's what to realistically budget.
Church conversions are among the most complex and expensive residential conversion projects in Yorkshire. Budgeting accurately requires a detailed survey of the existing building and a clear brief, but as a starting point, expect to pay from £1,800–£3,000 per square metre for the building works.
A modest Victorian church of 300m² converted to a four-bedroom home might cost £540,000–£900,000 in building works, plus professional fees, planning and listed building consent applications, specialist heritage consultancy, structural surveys, and a contingency of at least 15%.
However, VAT can be zero-rated for approved alterations to listed buildings — a significant saving on materials and labour. And the resulting property — a beautifully converted church in a Yorkshire village — can be worth considerably more than the cost of conversion, particularly in the premium property markets around Harrogate, Ilkley, and the Dales.
