Open-plan living is at the heart of most house extension projects we deliver in Yorkshire. But getting an open-plan space right requires more thought than simply knocking through walls. A poorly designed open-plan ground floor can feel cold, echoey, and lacking in character — the opposite of the warm, inviting space most clients imagine.
At TYA Builds, our approach to open-plan design begins with understanding how the space will actually be used: cooking, eating, helping with homework, watching television, and entertaining are all very different activities that benefit from different environments. We design 'broken plan' layouts that create defined zones within an open space — using changes of level, ceiling height, material, and joinery to delineate areas without closing them off.
Lighting is critical in open-plan spaces. A single pendant over the dining table, a run of downlights in the kitchen, and a floor lamp in the sitting area create very different environments within the same room.
